How do I estimate rental costs for a specific unit?

The Rent Estimate Calculator is a feature that helps renters estimate monthly and one-time costs to better gauge affordability. For more information on using the Rent Estimate Calculator, refer to the sections below.

Accessing the Rent Estimate Calculator

  1. Locate a listing that has enabled the Rent Estimate Calculator.
  2. Navigate to an available unit where you want to estimate rent.

  1. Select the unit row to expand the unit details drawer.

  1. Select the blue rent price or the Estimate Rental Cost button at the bottom of the expanded section.

The Rent Estimate Calculator pop-up appears.

Using the Rent Estimate Calculator

Important: The Rent Estimate Calculator is based on community-supplied data and independent market research. Charges are subject to change without notice. Excludes charges related to payment processing, move-out, lease violation, pay-per-use services, and any usage-based utilities that are not included in rent.

Adding or removing applicants

  1. Select the Applicant dropdown under the Select Lease Options section.

The selection expands and applicant expenses appear.

  1. Select the + or - icons to increase or decrease the number of applicants applying to your selected unit.

After editing the number of applicants, your changes are reflected in the One-Time Charges column in the Rent Estimate tool.

Selecting lease terms

  1. Select the Lease Term dropdown under the Select Lease Options section.

The section expands and lease term options appear.

  1. Select the lease term you want to factor into your estimated expenses.

Important: Pricing by lease term will only be visible if the information is provided by the property management company.

After selecting your lease term, your changes are reflected in the Monthly Charges and One-Time Charges columns in the Rent Estimate Calculator.

Selecting a move-in date

  1. Select the Move-In date under the Select Lease Options section.

A Move-In Date calendar appears.

  1. Select the date you intend to move into your selected unit.

Important: Pricing by move-in date will only be visible if the information is provided by the property management company.

  1. Select the X icon on the top right of the calendar to return to your estimated expenses.

Your changes are reflected in the Monthly Charges and One-Time Charges columns in the Rent Estimate Calculator.

Selecting options

The Select Options section on the Rent Estimate Calculator covers optional fees and policies that may not apply to everyone. Add fees here to estimate your expenses depending on your personal requirements.

Estimating parking fees

  1. Select Parking under the Select Options section.

The section expands and parking options appear.

  1. Select the + or - icons to increase or decrease the number of parking spaces you plan on reserving.

After editing your parking options, your changes are reflected in the Monthly Charges column in the Rent Estimate Calculator.

Estimating pet fees

  1. Select Pets under the Select Options section.

The section expands and pet options appear.

  1. Select the + or - icons to increase or decrease the number of pets you plan on bringing into your selected unit.

After editing your pet options, your changes are reflected in the Monthly Charges and One-Time Charges columns in the Rent Estimate Calculator.

Estimating storage fees

  1. Select Storage under the Select Options section.

The section expands and storage options appear.

  1. Select the + or - icons to increase or decrease the number of pets you plan on bringing into your selected unit.

After editing your storage options, your changes are reflected in the Monthly Charges column in the Rent Estimate Calculator.
